Randwick
I live in Randwick, and I genuinely love it. What drew me here is the sense of community. The neighbourhood feel, the respect people have for each other, the way locals say hello in the street. It feels real in a way that's uniquely its own.
Randwick isn't one thing. The suburb divides naturally. North of Cowper Street has a more established character. Leafy, tree-lined streets with mature trees, quality older terraces, Art Deco buildings, and solid seventies and eighties apartments. You'll find Frenchman's Road and parts of Clovelly Road here, lined with excellent cafes and dining.
South Randwick has a different energy. More vibrant and mixed, anchored by the Royal Randwick shopping centre, Ritz Cinema and neighbourhood shops at The Spot. The hospital and university bring their own flavour. The racecourse anchors another edge.
Throughout, you've got genuine access to some of Sydney's best parks. Centennial Park and Queens Park are right there in the North, brilliant for families and dog walkers alike. Randwick Junction and the city are easily accessible.
Recent Off-Market Purchase
A couple came to me having searched without success for some time. They'd missed out at auction on more than one occasion and were growing frustrated with the process. After understanding their brief, an off-market opportunity surfaced in their dream location. A pocket of Randwick they knew intimately and had long hoped to call home.
I inspected it, shared it with them, and we moved into negotiation. The asking price was slightly above where they'd hoped to land, but through careful negotiation we made it work. The vendors needed certainty on their sale to proceed with their own purchase, and we were positioned to deliver exactly that. The property came off the market, and my clients secured their family home in exactly the neighbourhood they'd been searching for.

The Randwick property market
The Randwick property market reflects the suburb's broad appeal. The median apartment price sits at $1,262,500, with apartments ranging from $90,000 through to $4,600,000 across the suburb's diverse stock. Houses tell a similar story of range and variety, with a median of $3,710,000 and sales spanning from $180,000 to $16,800,000 at the prestige end. There is genuinely something for most buyers here, from accessible entry points through to significant family homes.

The clients I'm working with in Randwick fall into distinct categories. First-home buyers finding an accessible entry point. Young families stepping out of small terraces or apartments into homes with genuine outdoor space and room to grow. Downsizers from other areas seeking more space and a neighbourhood that feels welcoming. And investors recognising value in a suburb with solid fundamentals and strong community appeal.
I know Randwick intimately. I live here and I love it. I have relationships that surface opportunities before they reach the market. If you're considering a move to Randwick, whether you're a first-home buyer, growing a family, downsizing, or investing, let's have a conversation. I'll guide you through the process with clarity and care.
